The main floor and backyard are available to guests. The basement of the home is a separate suite.

*** There is a separate suite in the basement of the home. Please be mindful of other guests. We want everyone to enjoy their time and get a restful sleep.

***Quiet time hours between 10 PM and 7 AM.

- No pets allowed in the home.

- Guest's account must have a verified direct phone number on their profile which will be checked prior to reservation. If host cannot directly contact guest on their phone number listed on their profile, the host reserves the right to cancel the reservation prior to it beginning.

- No smoking of any kind (cigarette, marijuana or vaping) - a $250 fee will be charged if the property smells of smoke, or any evidence is found that smoking occurred inside the property.

- The maximum occupancy on this property is 6 people. Any additional guests that arrive without permission will be vacated off the property for trespassing. All guests must be declared on the reservation.

- Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departure.

- Late check-out fee of $50 will be applied if you have not vacated the property 30 minutes after 11 AM check out unless prior permission is granted from the host. If check out is more than 2 hours late, you will be charged for an additional day and will be charged at our base nightly rate, but this does not award you to stay for the additional day as this could impact other reservations.

- Profiles that are new with less than 5 reviews or have a 4.5 rating or less out of 5 are required to pay a $500 damage deposit prior to a booking being confirmed and check in instructions being shared. The damage deposit is fully refundable at the end of a reservation assuming there is no damage to the property.

- Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.

- - Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund from Benaiah Security Ltd. who acts as an agent of the property.

There is a noise monitor in the home. The monitor cannot listen to what is being said and does not record anything. It strictly measures decibels inside the house. If the monitor is removed, turned off or tampered with in anyway, this will be grounds for immediate termination of the guests stay and guests will be removed from the property without refund.
