Short walking distance to the Tennis Facility, Lake House, Equestrian Center and the Racquet Club Villa neighborhood pool. Overlooking a lagoon, the neighborhood pool is for the villa owners and their guests. You are close to all the Island's wonderful amenities and only a short drive to the beach. This villa is the closest residence to the entrance gate with ease of access to the Bohicket Marina shops and restaurants and the Freshfields Shopping Area. The villa is the owners' winter residence and it is immaculately maintained with numerous convenience features throughout including custom closets, lots of drawer space, new KitchenAid appliances, dual USB charging outlets in each bedroom and the kitchen and many more such features. Upon entering this villa, you will notice the open feeling with a large kitchen open to the great room living area. The cathedral ceiling in the great room adds to the spacious feeling of the living area with a large dining room table, a 42" HDTV with a Roku streaming player with Hulu TV, ESPN & multiple other options including Hulu TV & ESPN streaming on all TVs, comfortable furnishings, and an adjoining covered deck with a great view of the lagoon and community pool. The open kitchen and large counter make serving easy and provide an additional seating area for meals. The kitchen has wood flooring and lots of counter space making it easy to prepare meals. The kitchen is well stocked with dishes and cookware. The downstairs 1/2 bath is conveniently off the entrance area and down the hall is a master bedroom with a queen bed and private bathroom with double sinks. Sliding doors lead to a second deck where you can relax while sipping your morning coffee. There is a laundry closet on the hall with a stacked front loading washer and dryer. Upstairs are two bedrooms. The first bedroom has two double beds with a bath across the hall. Down the hall, which overlooks the downstairs living area, is a second master bedroom with a queen bed and private bathroom also with double sinks. Sliding doors lead to a private deck furnished to provide you with another relaxing area to read and enjoy your morning coffee.

Gate passes are $45/ vehicle. This charge applies if you are staying 1 night – 179 nights. If you are staying more than 179 nights, there is a different charge.
Gate pass car total is due 2 weeks prior to your arrival. Payment of $45/gate pass(es) is due at time of your final payment.
Any changes made less than 2 weeks prior to your arrival are non-refundable. If you add a gate pass less than 2 weeks prior to your arrival, a $10 additional fee will apply.
THIS PROPERTY ALLOWS FOR A MAXIMUM OF 3 GATE PASSES TOTAL
Once the car has a gate pass, any licensed driver can drive.
This property includes access to the Club amenities - oceanfront pools (seasonal), Pelican's Nest outdoor restaurant/bar (seasonal), Island House restaurant/bar, golf and tennis. Additional fees are charged for all activities.
Ride your bike to Freshfields Village or Bohicket Marina. Take a dip in the neighborhood pool or walk to the Lake House and enjoy the playground, zero entry pool or Fitness Center. The Seabrook Clubhouse and pools are a very short drive from this villa. This home is perfectly located for a family vacation!
Cancellation Policy:
If you cancel more than 30 days prior to your scheduled arrival date, you receive your funds back, minus $250. If you cancel within 30 days of your arrival date, you lose your funds. If able to re-book it, you will receive what we rent it for, minus the $250. Feel free to ask any other questions you may have.
For monthly winter rentals the policy is as follows: For cancellation made up to 60 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee. For cancellations made less than 60 days prior to the scheduled arrival date, all monies are forfeited. If able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The amount refunded is not to exceed the amount paid by the Guest under the terms of the Rental Agreement.
