Completely renovated in 2022, you will feel right at home in this spacious 1300sqft unit that offers two bedrooms and an additional private area with a bunkbed (full on bottom, twin on top). Perfect for families with children, coworkers on a work trip, or a friends in town for a concert, sporting event, or to explore all of the natural wonders Colorado has to offer!
When you enter this spacious guest unit you will love the brand new kitchenette, super comfy lounging area with a 70” smart TV, plush carpeting, dedicated work space, and even home workout equipment!
There are two queen bedrooms and a bunk room (full bed on the bottom, twin bed on top) that is able to be closed off by a room divider for complete privacy. The space comfortably sleeps 6 and could sleep 7 if two people sleep in the full sized bed. In the living area you will find a cozy tv room with a comfy sectional, 70” smart TV, cards, and board games.
Upstairs there is a dining area that seats 6, a remote work space with office supplies, and a brand new kitchenette. The kitchenette is equipped with a new refrigerator and dishwasher, microwave, 2 hot plates, a toaster oven that also functions as an air fryer, pots and pans, coffee maker with all the coffee fixings, electric hot water heater with a wide variety of teas to choose from, along with cooking essentials like oil, salt, and pepper so you don’t have to buy your own. Note there is not oven, but it has everything else you will need!
Also upstairs is a full bathroom stocked with fresh towels and plenty of essentials in case you forgot you own. We have spare toothbrushes, toothpaste, razors, feminine products, toiletries, a hair dryer, curling iron and more.
There is also home workout equipment which includes two yoga mats, a doorway pull-up bar, a resistance band, and PowerBlock adjustable dumbbells (24lbs/11kg each).

You can’t find a more convenient location. Located 1 mile from I-70, you’ll be in the mountains in as little as an hour, and downtown Denver is only 15 minutes away. Olde Town Arvada is 8 minutes away where you’ll find a lovely, walkable downtown with superb restaurants, boutique shops, and historic buildings. Regis University is only 8 minutes away.
The guesthouse is only 1/4 mile from a supermarket, Starbucks, liquor store, gas station, and several restaurants. The Denver light rail is 1/2 mile away if you are coming from the airport or downtown and don’t have a car. If you do have a car, there is one off-street parking space and unlimited free street parking.
The neighborhood is extremely safe and walkable. There is a park 2 blocks away for a lovely evening stroll along with a playground for the little ones to play on.
Other details to note:
Since my fiance and I live in the upper level, you may hear us above you from time to time but we make every effort to walk lightly and make minimal noise so as not to disturb guests in the lower level.
