Enjoy family and friends in the lovely seating area or watch TV on the 55 " HDTV with cable and Netflix. The screened in porch features a high top table/chairs to enjoy the marsh view and sunsets. The master bedroom boasts a beautiful queen bed, 32" HDTV and remodeled en suite bathroom with walk in shower. Walk out the sliding glass doors to the screened in porch with sitting area - perfect for enjoying the marsh view with a good book. The second bedroom also has a queen bed with en suite bathroom that has a shower/tub combination.
** Seabrook Island Property Association (SIPOA) has started charging for all gate passes.
Gate passes are $45/ vehicle. This charge applies if you are staying 1 night – 179 nights. If you are staying more than 179 nights, there is a different charge.
Gate pass car total is due 2 weeks prior to your arrival. Payment of $45/gate pass(es) is due at time of your final payment.
Any changes made less than 2 weeks prior to your arrival are non-refundable. If you add a gate pass less than 2 weeks prior to your arrival, a $10 additional fee will apply.

Once the car has a gate pass, any licensed driver can drive.
Amenity cards giving you access to the facilities of the Seabrook Island Club are included in your rental. These cards give you access to the Beach Club oceanfront pools (seasonal), Pelican's Nest outdoor restaurant/bar (seasonal), Island House restaurant/bar, golf and tennis. Additional fees are charged for all activities. The Club Amenity Card also allows access to the Lake House facilities

This villa is conveniently located near the gate. Ride your bike to Freshfields Village or Bohicket Marina. Take a dip in the neighborhood pool or walk to the Lake House and enjoy the playground, zero entry pool or Fitness Center. The Seabrook Clubhouse and pools are a very short drive from this villa. This home is perfectly located for a family vacation! There are steps to climb to enter the villa. Parking is available across from unit - Parking under the building is reserved for owners only. There are 28 steps (stairs) up to the villa.
Cancellation Policy:
If you cancel more than 30 days prior to your scheduled arrival date, you receive your funds back, minus $250. If you cancel with less than 30 days prior to your arrival date, you loose your funds. If we are able to rent it, you receive what we can rent it for, minus the $250.
For monthly winter rentals the policy is as follows: For cancellation made up to 60 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee. For cancellations made less than 60 days prior to the scheduled arrival date, all monies are forfeited. If able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The amount refunded is not to exceed the amount paid by the Guest under the terms of the Rental Agreement.
